Trilogy at Glen Ivy is one of Southern California's highest-rated 55+ communities. If you're thinking about moving here, there are four things worth understanding first: the amenities, the homes, the costs and the lifestyle.

I'm Casey Bogle, a Realtor with Bogle Realty Group in Corona. I specialize in 55+ communities, and over the past few years I've helped dozens of people relocate to Trilogy. In my opinion it's an amazing community. But knowing these details can help you narrow your decision, especially if you're comparing more than one community.
1. The amenities
One of the biggest benefits of buying in Trilogy is access to all of the community's amenities and activities. With more than 85 clubs and groups, there's always something to do.
A large indoor swimming pool and an indoor walking track
A gym, exercise rooms and locker rooms
A second outdoor pool and a spa
Tennis, pickleball and bocce ball courts
If you golf, the Glen Ivy Golf Club sits directly across from the clubhouse. It's an 18-hole public course that challenges every skill level, with its own cafe for a drink or a bite after your round.
2. Finding the right home
Trilogy has just over 1,300 homes, all designed with seniors in mind. Every single-family home is single story.
11 floor plans, from cozy two-bedroom homes to larger three-bedroom homes About 1,300 to more than 2,200 square feet
Trilogy also offers some unique condos. From the outside they look like large two-story homes, but each building holds two separate units, one downstairs and one upstairs. The upstairs unit has its own private elevator, so it stays accessible even for residents with mobility issues.
3. What it costs to live in Trilogy
Moving into a 55+ community comes with more than a mortgage payment. Here's what to expect, with figures as of early 2026.

Home prices. Trilogy is somewhat more affordable than much of Southern California, and much more affordable than Orange County or Los Angeles County. Single-family homes averaged about $655,000, ranging from about $535,000 to $870,000.
HOA fees.
Home type Monthly HOA fee | |
Single-family home | $359 |
Condo, downstairs unit | $465 |
Condo, upstairs unit | $585 |
The upstairs condo fee is higher because it covers maintenance of the private elevator.
Property taxes. This is where Trilogy has a real advantage. Taxes run about 1.1% to 1.2% of the purchase price, compared with about 1.7% in some newer communities nearby. Trilogy was built about 25 years ago, so its special assessment (Mello-Roos) taxes have already been paid off.
Homeowners insurance. A few years ago, insurance on a typical Trilogy home cost about $1,000 to $1,200 a year. After recent Southern California wildfires, it has risen a lot. Today it depends on where the home sits: homes near the edge of the community by the foothills can easily cost over $3,000 a year to insure. Get a quote before you decide on a specific home.
4. The community lifestyle
One of the best things about Trilogy is the sense of community. Neighbors really do become friends, and with so many clubs and activities, every day is a chance to connect.
In the mornings you'll see people out walking, swimming at the clubhouse or taking an exercise class. Residents look out for each other and check in on neighbors, especially those who live alone. It has a small-town feel that's hard to find in Southern California today.
