Community of Terramor (55+ & All-Ages Homes)

Terramor is an award-winning master-planned community in Corona's Temescal Valley. It was named one of the top 50 master-planned communities in the United States by Where to Retire, and it was the only community in California to make the list.

My wife and I live in Terramor. After back surgery a few years ago, we knew we needed a single-story home. Most of the single-story homes we found in Southern California were older and needed a lot of work. Terramor gave us exactly what we were looking for: beautiful single-story homes, open-concept floor plans, and a location close enough to stay near our kids and grandkids.

Below, I'll share what I've learned living here: the homes, the amenities, what it really costs, and the honest pros and cons.

Good to Know

Terramor Is Not a Typical 55+ Community

This is the most important thing to understand before you visit. Terramor is really two communities in one:

  • 55+ neighborhoods, built by Del Webb, with single-story homes on smaller lots and access to the Terrace Club.
  • All-ages neighborhoods, built for families, with access to a separate, smaller clubhouse called the Veranda.

The two aren't separated. Senior and family neighborhoods sit side by side throughout the community. Some people love the energy of having families and kids nearby. Others want a traditional seniors-only community. Both are fine, but it's something to be comfortable with before you buy.

One common misunderstanding: if you buy in an all-ages neighborhood, you do not get access to the Terrace Club, even after you turn 55. Access comes with buying in the 55+ sections.

Amenities

The Terrace Club & Amenities

If you live in the 55+ sections, you have access to the Terrace Club, a resort-style clubhouse of about 20,000 square feet. It includes:

  • Outdoor pool and spa, plus an indoor pool
  • Fitness center with locker rooms and saunas
  • Tennis, pickleball, and bocce ball courts
  • Outdoor kitchen
  • Game room, craft room, and a large meeting room for clubs and events
  • A bar that's open several nights a week

Residents can bring guests, but guests must be 18 or older. For visits with younger grandkids, 55+ residents can also use the Veranda, the all-ages clubhouse with an outdoor pool, a shallow toddler pool, a barbecue area, and a fire pit.

Beyond the clubhouses, Terramor has miles of hillside walking trails.

Homes & Prices

Terramor Homes & Prices

Every home in the 55+ sections is single-story and built around an open-concept great room, with the kitchen open to the dining and family rooms. Most resale homes are 2 bedrooms and 2 baths, from roughly 1,400 to 2,500 square feet. You can also buy new construction directly from Del Webb.

Tip for new construction: bring your agent on your very first visit to the sales office. In most cases the builder requires your agent to register you on that first visit, and if you walk in alone you usually can't add one later. I'm happy to go with you.

3rd Quarter 2026 (55+ sections):

  • Average sales price: $718,000 (down from $730,000 in Q2)
  • Homes sold: 11
  • Average days on market: 75
  • Homes for sale at quarter end: 21

9 of the 11 homes sold for less than their original asking price. The top sale was 11748 Ambling Way, a 3-bed, 3.5-bath home with 2,486 square feet, which sold for $991,000 in just 22 days. Buyers have more choices right now, and sellers need to price right from the start.

What It Costs

What It Really Costs to Live in Terramor

The homes are beautiful, but there are a few costs buyers don't always expect:

  • HOA fee: about $380 per month in the 55+ sections (about $275 for all-ages homes). HOA fees can and usually do go up over time.
  • Property taxes: because Terramor is a newer community, it has special assessment taxes on top of the base property tax. Plan on about 1.7% of the purchase price per year. On a $700,000 home that's roughly $11,900 a year, with about $3,500 of it in special assessments.
  • Homeowners insurance: Terramor is in a designated high-risk fire zone, and many insurers aren't writing new policies here. Many buyers end up with the California FAIR Plan. The policies I've helped buyers get have run about $3,200 to $3,600 a year. Get a quote early, before you're in escrow.

My Honest Take

The Pros and Cons of Living in Terramor

What I love:

  • Single-story, open-concept homes that make day-to-day life easier
  • The Terrace Club, as nice as any 55+ clubhouse in Southern California
  • Newer homes, with both move-in-ready resales and new construction
  • A mix of ages that gives the neighborhood life and energy
  • A location that let us stay close to our kids and grandkids

What I don't love:

  • Traffic. There's no sugarcoating it. Traffic around Corona during commute hours is rough.
  • Added costs. Between the HOA and special assessments, we spend almost $700 a month more than we did in our old home.
  • Insurance. The fire-zone designation makes insurance harder to get and more expensive.

Every 55+ community has trade-offs. The real question is whether Terramor's trade-offs are worth it for what matters to you. I live here, so I can show you the homes, walk you through the Terrace Club, and give you a straight answer on whether Terramor is the right fit.
