Trilogy at Glen Ivy (55+ Community)

Trilogy at Glen Ivy is one of Southern California's most highly rated 55+ communities. Built about 25 years ago in the Temescal Valley area of Corona, it sits near the foothills of the Santa Ana Mountains and the Cleveland National Forest, right across from the Glen Ivy Golf Club.

With just over 1,300 single-story homes and more than 85 clubs and groups, Trilogy has the lush, established feel and close-knit neighborhood that a lot of newer communities are still trying to build. Over the past few years I've helped dozens of people buy and sell here, and residents consistently tell me how much they love living in Trilogy.

Below, I'll walk you through the amenities, the homes, what it really costs, and the honest pros and cons.

Lifestyle

Why Seniors Love Living in Trilogy

One of the best things about Trilogy is the sense of community. Neighbors here really do become friends, and people take the time to check in on each other, especially residents who live alone. It has the kind of small-town feel you just don't see much in Southern California anymore.

  • Strictly 55+: unlike some newer communities, Trilogy is made up of seniors only.
  • Lush and green: after about 25 years, the community has mature trees, real grass and beautiful landscaping.
  • Well run: it's one of the best-maintained communities I've visited, with strong financial reserves and a great maintenance crew.
  • Always something to do: more than 85 clubs and groups and a full calendar of events every month.

Because Trilogy has been around a while, it has already worked through the growing pains many newer communities are facing now.

The Clubhouse, Amenities & Golf

  • Billiards
  • More than 85 clubs and groups, plus a full calendar of monthly events

Golf right across the street: the 18-hole Glen Ivy Golf Club sits directly across from the clubhouse. It's a public course with its own café, and Trilogy residents get perks like discounts and priority tee times.

The HOA also covers front yard landscaping for every home, which is a big reason the community looks as good as it does.

Homes & Prices

Trilogy Homes & Prices

Trilogy has just over 1,300 homes and 11 floor plans, ranging from about 1,300 to more than 2,200 square feet with 2 or 3 bedrooms. All of the single-family homes are single-story.

Trilogy also has some unique condos. From the outside they look like large two-story homes, but each building holds two separate units, and the upstairs unit has its own private elevator.

Since the homes are 20+ years old, some may need updating. The ones that have been remodeled look amazing, and many buyers would rather customize a home and save money.

3rd Quarter 2026:

  • Average sales price: $652,000 (Q2: $689,000; Q1: $650,000)
  • Average days on market: 39 (down from 50)
  • Homes sold: 16
  • Homes for sale at quarter end: 17

The top sale was 9328 Holly Lane, a 2-bed, 2.5-bath Chaparral model with 2,253 square feet and a 3-car garage, which sold for $825,000. Prices are holding steady, and homes are selling faster than last quarter.

What It Costs

What It Really Costs to Live in Trilogy

Trilogy offers real cost advantages over newer 55+ communities:

  • HOA fee: about $359 per month for single-family homes. Condos run about $465 for a downstairs unit and $585 for an upstairs unit, which includes upkeep of its private elevator. The HOA covers the amenities, common areas and front yard landscaping.
  • Property taxes: about 1.1% to 1.2% of the purchase price. Trilogy's special assessment (Mello-Roos) taxes are paid off, while newer communities often run 1.7% to 2%.
  • Homeowners insurance: depends on where the home sits. Homes near the edge of the community by the foothills can easily run more than $3,000 a year, so get a quote early.

Example: on a $700,000 home, property taxes in Trilogy are about $7,700 a year, compared with about $11,900 at a 1.7% rate. That's roughly $350 a month back in your pocket.

My Honest Take

The Pros and Cons of Living in Trilogy

What people love:

  • A strictly 55+, established community with a real sense of belonging
  • Lush, green, well-maintained grounds
  • Lower home prices than Orange County, LA and newer communities nearby
  • Lower property taxes with no Mello-Roos
  • Golf across the street, a realistic drive to beaches, mountains and Temecula wine country, and major hospitals nearby

The trade-offs:

  • Traffic. Like most of Southern California, getting around Corona during commute hours takes patience.
  • Older homes. Some homes need updating and may not have the open, modern layout of newer construction.
  • Insurance. Homes near the foothills can cost more to insure.

There's no right or wrong choice between communities. The best thing you can do is visit in person, because most people know quickly which one feels right. I'd be glad to show you around.
